A Coating That Bonds With the Building, Not Just Sits on It

SPS Painting Group works as mineral silicate paint specialists across Sydney and Regional NSW, applying mineral silicate paint to render, masonry, brick, sandstone and concrete substrates where a breathable, long-lasting finish is needed. Unlike standard acrylic paint, which forms a film on top of the surface, silica paint chemically reacts with mineral substrates through a process known as silicification — bonding into the wall itself rather than sitting on top of it.

This chemical bond is what makes mineral silicate paint so durable. It won’t peel, crack or flake the way film-forming paints eventually do, and because it’s highly vapour-permeable, it allows moisture in the wall to escape rather than becoming trapped — a common cause of blistering, bubbling and paint failure on older or solid masonry buildings. This breathability makes silica paint especially well suited to render, sandstone and older brick construction where trapped moisture is a genuine risk.

We apply mineral and silica paint systems to bare cement render, concrete, brick, masonry blocks, sandstone and off-form concrete panels, with correct surface preparation and a compatible primer being critical to getting the chemical bond to form properly. Because these coatings are UV-stable and resistant to atmospheric alkalis and acids, they hold their colour and condition far longer than standard exterior paint, which matters on large or hard-to-access facades where repainting is costly and disruptive.

Mineral and silica paint is one of our most requested finishes for heritage building restoration projects, where a modern acrylic system would trap moisture in older walls and cause long-term damage. It’s often specified alongside, or as an alternative to, limewash and French wash decorative coatings, depending on the substrate and the look the property calls for. We also apply mineral silicate systems on standard residential and commercial render and masonry projects where durability and breathability are priorities, not just heritage work.

Once applied, mineral and silica paint requires minimal upkeep, but we still offer scheduled maintenance inspections to check the coating’s condition over time, particularly on large commercial facades.

How We Apply a Mineral Silicate Paint System

Getting the chemical bond right depends entirely on preparation and application.

01

Substrate Assessment

We check the substrate is suitable — bare or sound render, masonry, brick, concrete or sandstone — and assess moisture and porosity.

02

Surface Preparation

The surface is cleaned of dust, grease, loose material, mould and any incompatible existing coatings.

03

Priming

A compatible mineral silicate primer is applied where required to prepare the substrate for the topcoat.

04

Silica Paint Application

Mineral silicate paint is applied by brush, roller or spray in the correct number of coats.

05

Curing & Quality Check

The coating is left to cure and checked for an even, well-bonded finish before handover.

06

Ongoing Inspection

We can schedule periodic inspections to check coating condition on larger or high-value facades.

Mineral Silicate Paint FAQs

We apply mineral silicate paint systems across Sydney and Regional NSW, on residential, commercial and heritage properties.

Yes. SPS Painting Group is licensed (Licence 349384C) and insured, and is a proud member of Master Painters Australia (NSW/ACT).

Unlike standard acrylic paint, which sits on the surface as a film, mineral silicate paint chemically reacts with the substrate and bonds into it, forming a highly durable, breathable finish that won't peel or crack.

Mineral silicate paint can be applied to bare cement render, concrete, brick, masonry blocks, sandstone and off-form concrete panels, provided the surface is properly prepared.

Yes — its high breathability makes it one of the preferred finishes for heritage and older masonry buildings, where trapped moisture from film-forming paints can cause long-term damage.

Mineral silicate coatings are known for their long lifespan due to the chemical bond formed with the substrate, along with strong UV stability and resistance to atmospheric alkalis and acids.

Every quote starts with an assessment of the substrate and its condition, so pricing reflects your actual surface and preparation needs, not a generic estimate.
